The turnover process is the most important procedure to a new homeowner, because this is when the property finally changes hands. Because we know how important this is to you, we'd like to share some guidelines to make the transition smooth and satisfactory for everyone.
Once the Documentation Group gives a Clearance for Turnover, our Turnover Group will arrange your schedule for unit inspection. It takes about 30 days from the date of clearance was issued.
Once your schedule for turnover has been arranged, you will be asked to inspect the area and our Turnover Group representative will introduce you to the Property Manager for briefing, orientation regarding policies, rules, and regulations. This is usually done on the 20th day from receipt of clearance.
There will be a 5 –6 day rectification period after the initial inspection / punch listing.
You will be informed of your schedule for unit inspection. This is usually done on the 26th day of the clearance date. You will also be informed of your payment obligations such as:
• Meralco Service
• Real Property Tax of Common Areas and Land
• Temporary Power Bill Deposit
• Joining Fee for Condo Corp
• Association Dues
On the 30th Day from Receipt of Clearance, you will inspect, together with the turnover group your actual unit.
If you are satisfied with your unit’s condition and its punch listed items, the unit will be immediately turned over to you.
Upon turnover of your unit, you will be introduced to the Property Manager for Briefing and Orientation as regards to condo policies, rules and regulations. You will also be given your Homeowners Manual, wherein you can familiarize yourself with the property’s features, amenities and PMO services.
At this point you will also be asked to issue check/cash payment for Meralco Service Deposit, Joining Fee and Real Property Tax.
Upon signing the Certificate of Acceptance and Authority to turnover (Clearance), you will be given the turnover kit and the complete set of keys for your unit.
If you fail to inspect and accept the unit within thirty (30) days from the date of notice that the unit is ready for turnover, it shall be deemed that the buyer has automatically accepted the unit.
Acceptance by a Representative
If the registered buyer is not available on the scheduled turnover of unit, his/her duly authorized representative can accept the unit in his/her behalf. The representative must be designated as the duly appointed Special Power of Attorney (SPA) representative.
The unit turnover cannot be delayed on account of SPA’s availablity schedule.
If you feel that there are still some rectifications to be done to your unit, another inspection and punch listing will be rescheduled. You will be informed of the rescheduled inspection and punch listing during Week 5 from date of receipt of clearance.
Warranty: Your unit is backed by a 2-year warranty, excluding repairs of items affected by normal wear and tear, misuse or termite infestation.
Upgrades, improvements and other personal modifications to your unit may only be allowed after the official acceptance. Please bear in mind that certain warranties may be voided by alterations.
Notice of acceptance letter released by Turnover Group once clearance was with them in able to inform our client that their unit is ready for inspection / punchlist.
